Wiring a Railroad-Era Roanoke Building for a Modern Tenant
A downtown Roanoke masonry building has been wired and rewired for six decades. On a change of use the electrical scope is discovered, not planned: layered old work, a service never sized for a kitchen or a full office, and solid brick with nowhere to run pipe. Sequence it early or it becomes the thing everyone waits on.
The blocks around the City Market and the surrounding downtown streets are full of brick buildings that went up when the railroad ran this town. Now they are becoming restaurants, offices, studios, and apartments. We are about 45 minutes east in Goode, and we get called into these buildings by tenants who already picked a space and by owners trying to make one leasable.
On a railroad-era masonry retrofit, electrical is the hardest trade in the building, and it is the trade that sets everybody else’s schedule. So much of it cannot be known until walls and ceilings are open.
What Is Behind the Plaster
Open a wall in one of these buildings and you are looking at layered work from six different decades. Original conductors abandoned in place. A 1980s remodel that buried junction boxes behind new drywall. Circuits that are live but feed nothing anyone can identify, and dead circuits nobody will put in writing.
Conduit runs that stop inside a wall are the signature find. Somebody started a job, the tenant left, and the pipe stayed. You will also find panels fed from panels, added one tenant at a time, until the distribution has no logic left in it. We work these buildings with a meter in hand and treat everything as live until proven otherwise.
In Solid Masonry, Routing Is the Whole Problem
In a stud-framed building, getting a circuit from A to B is a detail. In solid masonry it is the design. There are no stud cavities. The plaster sits on the brick or on thin furring strips with maybe an inch behind it, which is not enough for a device box. Every circuit has to go somewhere real: chased into masonry, furred out with a new wall that costs floor area, surface raceway, or the ceiling.
Chasing brick is slow, dusty, and structurally sensitive, and on a historic facade the owner may not allow it. Surface raceway is often the right answer, and laid out deliberately it reads as honest. The ceiling is where the real fight happens: sprinkler mains, new ductwork, and heavy timber joists you cannot drill wherever you like, all competing for the same few inches. That coordination happens with the mechanical and sprinkler trades on day one, not after the grid is hung.
Service, Distribution, and Where the Gear Physically Goes
The existing service was sized for lights and a couple of motors. A restaurant kitchen, a full office fit-out, or a maker space with real equipment is a different building electrically. The first question we answer is whether the service can carry the intended use at all. The second is whether three-phase power is available at that address, which varies block to block and only the utility can answer.
Then comes the question nobody plans for: where the new gear physically goes. Working clearance in front of a panel is not negotiable, and these buildings have no spare space. The electrical room usually comes out of storage or leasable area, and a multi-tenant building adds the meter stack and the riser. This is the part of a commercial electrical retrofit that changes floor plans. Where the service is adequate but the distribution is a mess, a clean panel and distribution upgrade is sometimes the whole fix.
A Change of Use Pulls In the Old Wiring
When the occupancy of a space changes, existing electrical work in the affected area gets pulled into the permit. Emergency lighting and exit signage, ground-fault protection where it is now required, grounding and bonding that predate anything modern, wiring methods that cannot stay energized. The scope is real and it is not optional.
Nobody can price that accurately from a drawing set, because half of it is behind plaster. We tell owners and tenants the same thing: carry a contingency for discovered electrical and make those decisions with the walls open. That is not a hedge. It is how these buildings work.
Working Above, Below, and Next Door to a Live Business
Party walls are shared, risers are shared, and the restaurant below you cannot lose power during dinner service. Any shutdown gets scheduled in writing with the landlord and the affected tenant, with a date and a window. Hammer drilling into brick above a coffee shop at ten in the morning is its own problem, so noisy work goes to nights and Sundays. After-hours labor costs more and is almost always cheaper than the alternative.
Sequencing So Electrical Is Not the Bottleneck
The landlord’s delivery date, the tenant’s opening date, and the inspection sequence rarely agree. Rough-in has to be complete and inspected before ceilings close and before finish work starts, which puts electrical early in a schedule everyone wants to compress. Gear lead times are the quiet killer: switchboards and panels get ordered as soon as the load is settled, not when the room is ready for them. If a new service is involved, utility coordination runs on its own calendar, and a restaurant adds fire marshal and health passes. One calendar at the start keeps electrical off the critical path.
Walk the Space Before You Sign
The cheapest hour in the project is the one you spend walking the space with an electrician before the lease is signed. Panel covers come off. We look at the service size, what is actually demised to your space, who owns the riser, and whether your layout can be powered. That walkthrough changes what you negotiate: the improvement allowance, the delivery condition, and when rent starts.

Can you tell me what the electrical will cost before demo?
We give you a firm number for the known scope your drawings show. The discovered work behind the plaster is a range with a contingency attached, and we bring you the actual condition before we build it.
Is three-phase power available downtown?
Sometimes, and it depends on the block. Do not assume it because the neighbor has it: we check the service and confirm with the utility before anyone commits to equipment that needs it.
Do we have to bring the whole building up to code?
Generally the scope follows the work and the change of use in your space, not the entire building. What that means in practice varies, so we start that conversation with the inspector early rather than at rough-in.
Will surface raceway look cheap in a restaurant?
Not if it is planned. Laid out on purpose in the right finish, exposed conduit belongs in a hundred-year-old brick room. What looks cheap is raceway added as an afterthought.
How far does HOLISTIQ travel for commercial work?
