Start With the Panel, Not the Charger

Every EV charging call we take in Roanoke turns into a load calculation within about ten minutes. A Level 2 charger is the largest continuous load most houses will ever add, and it pulls for hours while the air handler, the water heater, and the dryer do whatever they were going to do anyway. So we open the panel, read the service size off the meter base, count what is already on the bus, and run the numbers. In a Hollins or Cave Spring house built in the last twenty-five years, the answer is usually easy: 200-amp service, open breaker spaces, and a short run to the attached garage wall.

Older Roanoke is a different conversation. Old Southwest, Wasena, Raleigh Court, and much of Grandin Village have been electrified in layers since the 1920s. The service may have been bumped once in the 1970s and never touched since, half the panel is tandem breakers, and the meter base is on a side wall nobody has looked at in a decade. If the calculation says the service will not carry a charger, we tell you straight, and then we lay out the two honest paths: heavier service, or a charger that shares capacity with the rest of the house.

The Alley Garage Problem

A lot of Roanoke’s older neighborhoods put the garage at the back of the lot, off the alley, thirty or sixty or a hundred feet from the panel. That geometry drives more of the install than any other single factor, and there are three honest ways to solve it.

Trenching gives the cleanest finished result. Conduit goes underground at proper depth, nothing crosses the yard overhead, and the garage gets its own feed. It also means opening a trench across a lawn, a walk, or a driveway apron, and on these older lots it means finding out what else is buried first.

An overhead run is faster, and on some properties it is the only thing that makes sense, but you live with a span across the yard and clearances have to be held. The third path is skipping the garage: an outdoor-rated charger on the house near where the car actually sits. Plenty of Roanoke owners park in the driveway most nights anyway, and a weatherproof unit by the back door beats a beautiful garage install nobody uses.

Hardwired, Plug-In, and Where the Box Goes

A plug-in charger on a NEMA 14-50 receptacle is fine in a dry attached garage. Everywhere else in Roanoke we hardwire. Detached garage, carport, exterior wall, damp basement: hardwired is the more durable install and the one that holds up to what this valley does to anything mounted outside.

Placement gets decided in the driveway, not on the phone. Park where you normally park and we look at the charge port, the cable length on the unit you want, and the walk you would rather not make every night. Cable reach is what people get wrong most often: twenty feet sounds generous until the port is on the opposite front corner and you are dragging cable around the hood in the rain.

Circuit sizing follows the same logic. Most owners do not need the maximum amperage the charger supports. Park at six, leave at seven, and you have thirteen hours of runway, which a modest circuit fills with room to spare. We size to your driving and your panel and we say so out loud.

Mountain Miles Change the Math

Range behavior around Roanoke is not flat-country range behavior. If your week includes I-81, the grade up toward the Blue Ridge Parkway, or a regular run over the ridges, the battery drains faster on the way out and gives some back on the way down. Cold valley mornings take their own cut. None of that changes the install, but it changes what you want out of it, which is why we ask about the commute before the brand.

Roanoke runs on commuters. People come in from Salem, Vinton, and the far side of the county every workday, and a charger that fully recovers a fifty-mile round trip overnight beats one that charges twice as fast on a circuit your panel cannot hold.

Permits, Inspection, and the Week Before Delivery

City of Roanoke permitting is its own process and it is not Bedford County’s. We pull the electrical permit under our own certification, schedule the inspection, and stand there for it. You do not chase an inspector and you do not get handed paperwork to sort out yourself.

Call before the car arrives, not after. We would rather look at your service, your run, and your parking with a month of runway than get a call the day a delivery text lands. If the panel needs work, that is a scheduling conversation.

What Roanoke Owners Ask Us

Can my 1930s house in Old Southwest take a charger without a service upgrade?

Sometimes, and we can tell you after a load calculation rather than before one. Plenty of houses in Old Southwest and Wasena had the service upgraded at some point and carry more headroom than the owner assumes. Others are still on original capacity with a full panel. If the numbers do not work, load-sharing gear that throttles the charger when the range or dryer runs is often easier than a heavier service.

My garage sits off the alley behind the house. How does power get back there?

Underground in conduit, overhead on a span, or not at all if it makes more sense to mount an outdoor-rated unit on the house near the driveway. We walk the lot with you first. For a detached garage we usually land the feeder on a small subpanel so it can carry more than the charger.

Hardwired or plug-in?

Hardwired for anything outdoors, in a detached garage, or in a damp space, which covers most of what we see in this city. Plug-in on a 14-50 is reasonable in a dry attached garage if you want the option to take the unit with you when you move.

I live in a condo downtown. Can you help?

Sometimes, but it is a different job. Condo and townhouse charging means shared service, assigned parking, metering, and whoever runs the association. We will look at it and tell you honestly whether it is workable. We will not pretend a shared garage is a single-family install.

Do I need the fastest charger available?

Usually not. The charger only matters as much as the hours you are parked. Most Roanoke drivers plug in overnight and leave with a full battery on a modest circuit, and sizing to real driving frequently avoids a service upgrade altogether.

Do you handle the permit and inspection?

Yes. We pull the City of Roanoke electrical permit, schedule the inspection, and meet the inspector on site. You get a signed-off install and a first charge tested in front of you, not a to-do list.
