What Roanoke Buildings Actually Need
Most of the commercial work we run inside the city falls into four buckets. Fit-outs, where a space is getting new walls, new equipment and a new occupant. Service and distribution, where the incoming power or the panels and feeders cannot carry what the tenant plans to run. Code corrections, which is what happens when a hundred year old building meets a current inspection. And lighting, which is the cheapest thing on the list to change and the one people notice from the sidewalk. A single building usually needs three of the four at once.
The order matters more than the list does. We look at the service first, because a fit-out designed around a panel with no room left in it gets torn back out. That means walking the meter and the main, reading the existing panel schedule if one exists, and finding out what is actually landed on the feeders rather than what the label claims. In older Roanoke stock the label is frequently wrong. Once we know what the building has, we can tell you honestly whether your plan fits or whether the service has to grow first.
Fit-Out Work on a Landlord’s Calendar
A restaurant going into a City Market storefront and an office suite going into the same block are different electrical jobs sharing one problem: the building was designed for neither of them. Kitchen equipment wants dedicated circuits, a hood interlock and a lot of connected load in a small footprint. Office and clinical space wants clean branch circuits, separation from the data runs, and lighting that agrees with the architect’s ceiling grid. Both are landing in brick and plaster where there is no easy chase to hide anything.
Fit-out schedules belong to the landlord and the tenant, so we build our part around theirs. We field measure before we quote, we say plainly what the panel can carry, and we flag anything requiring a shutdown early enough that you get to pick the day. When the general contractor’s schedule slides, and it will, we keep the panel schedule and the load calculation current so the final inspection is clean the first time.
What the Service Can Actually Carry
Warehouse and light industrial space along the rail corridor and out toward Hollins already has three-phase at the building, so the real question is whether the existing distribution can feed a new compressor, a rooftop unit or a machine that just got delivered. We pull the loads, check feeder sizing, and either add a properly protected subpanel or tell you the main distribution has to be replaced. We do not hand you a number before we have opened the gear and looked.
Older buildings downtown present the reverse. Single-phase service that was fine for a print shop in 1978 is undersized for a full kitchen, and correcting it means new service entrance conductors, a new meter base or CT cabinet, and coordination with the utility on a shutdown window. Utility lead time is the piece nobody on site controls, so we start that conversation the week we are hired rather than the week before you open.

Working Inside an Old Masonry Building
Downtown Roanoke and the blocks around the City Market are full of railroad-era masonry buildings that have been offices, warehouses, retail and now restaurants and apartments, sometimes all four inside the same century. Every one of those changes left wiring behind. We regularly open a wall and find cloth-insulated conductors spliced into 1970s cable, feeding a subpanel nobody documented, behind three wythes of brick and plaster on wood lath.
Conduit routing is the actual work in those buildings. There is no stud bay to fish and no open plenum above the ceiling, so runs go in surface raceway, in a furred-out chase the architect needs to know about, or up through a core drill. We walk the route before we quote it, so the path is settled while changing it is still cheap.
Bringing old wiring up to current code stops being optional the moment you touch it, and city inspectors will look. Ungrounded receptacles, missing GFCI and AFCI protection, panels with no working clearance, open junctions above a dropped ceiling: those findings turn a two week job into a six week job. We find them during the field measure and put them in the written scope, so you decide with a schedule in front of you instead of an inspector.
Lighting Is the Fastest Thing to Change
Grandin Village and Williamson Road are lined with independent storefronts running fixtures that went in when the space was something else entirely. Fluorescent troffers over a retail floor, four lamp colors across one ceiling, parking lot heads half dark. Moving to LED is the shortest job on this page and the one people comment on.
There are three honest ways to do it and we quote whichever suits the building. Lamp replacement inside the existing fixture installs fastest. A retrofit kit swaps the lamp and ballast assembly together and lasts considerably longer. New fixtures ask the most up front and give the best light quality with the longest life. On a retail floor where the product has to look right, the fixture choice matters more than the wattage does. Occupancy sensors in stock rooms, restrooms and back offices are worth adding while the ceiling is already open.

Can you work while we stay open?

We do. City of Roanoke permitting and inspection is its own process, separate from Bedford County, and commercial submittals want load calculations, a panel schedule and a single line drawing. We prepare that package, pull the permit under our own certification, and meet the inspector on site.
Do you handle three-phase equipment hookups?
Yes. Rooftop units, compressors, motor loads and shop equipment out along the rail corridor. We verify the available service, size the feeder and the overcurrent protection to the equipment nameplate, and settle the disconnect location with whoever is setting the machine.
How far ahead should we schedule a shutdown?
As early as you can. Utility coordination for a service change moves slowly, and so does a landlord’s notice requirement to other tenants in the building. Bring us in when the lease is signed instead of when the equipment arrives and the window is usually easy.
Our building is from the 1920s. Is that a problem?
No, it is normal here. The downtown and City Market blocks are mostly masonry buildings of that age and we are in them constantly. Expect surprises behind the plaster, expect code corrections once we touch the existing wiring, and expect both in writing before we start.
Do you work for landlords as well as tenants?
Both. Landlords call us for service upgrades, common area work and turning a space over between tenants. Tenants call us for fit-outs and equipment. If you are the tenant, we will say plainly which items normally fall to the building so you can raise it early.
