Smith Mountain Lake Whole-Home Generators

An Empty House Is the Whole Argument

Think about what runs unattended in a lake house nobody is standing in. A refrigerator and a chest freezer stocked for the season. Heat tape and a furnace holding a crawlspace above freezing in February. A sump keeping groundwater out of a basement built into a slope. A dehumidifier fighting the moisture that comes with living next to twenty-two thousand acres of open water. A security camera, a thermostat you check from your phone, a water leak sensor. None of that survives a Thursday outage that nobody discovers until Saturday afternoon.

The failures are expensive and they compound. Pipes that freeze do not announce themselves; they announce themselves when the thaw comes and the ceiling comes down with it. A basement takes on water quietly for two days. And a caretaker or a neighbor with a key, however willing, is not going to drag a portable machine out in an ice storm and feed it gasoline every six hours. Automatic beats attentive when the driveway is empty, and that is really the case for a permanently mounted unit on this lake.

Sizing Against Lifts, Pumps, and a Summer Load

We size off a measured load, never a square-footage guess, and lake houses hand us loads that inland houses do not. Start with the boat lift, which is an intermittent motor that pulls hard on startup and typically sits at the end of a long run out to the dock. Add the dock lighting circuits. Add a well pump if the address is not on public water, because no power means no water the second the utility drops, and on a house that also has a septic system that is a fast trip to unusable.

Then there is the seasonal shape of the demand. These homes often carry higher than average electric usage from HVAC running long hours across a summer visit, sometimes across zones, sometimes with a bunkhouse or a garage apartment full of people who all showed up on the same Friday. So the honest question is not what the house draws in April with nobody in it. It is what the house draws on a July weekend with the lift running, the air conditioning fighting humidity off the water, and everyone in the shower at once.

We walk the panel, write down what is actually on it, and pay attention to the starting current on the motors, because that is where a generator either holds or stumbles. Sometimes the answer is a bigger unit. Sometimes the service itself needs attention first, and we say so before anything gets ordered, even when it means talking about panel work ahead of the generator.

The Switch Is What You Actually Buy

The generator is an engine. The automatic transfer switch is the part that decides whether an absent owner ever finds out there was an outage. It watches the utility, signals the unit to start when the voltage drops out, carries the house over in a matter of seconds, and hands everything back when the line comes up and holds steady. Nobody flips anything. Nobody needs to be within a hundred miles.

On most of the lake houses we work on, a service-rated switch that carries the entire panel is the right call, precisely because there is no one on site to make decisions about what matters. The alternative is a smaller unit with load management, where a controller runs your chosen circuits and sheds the rest when demand climbs. That version works well when the lift and the second HVAC zone can wait, and it is a legitimate engineering choice rather than a cheaper compromise. It just requires deciding in advance what an empty house is allowed to give up.

Wiring is where a bad install becomes dangerous rather than merely disappointing. A switch put in wrong can push power back onto a downed span while a crew is working it. We permit the work with the county that covers your side of the shoreline, and it gets inspected. Bedford County handles the northern water, Franklin County the southern, and a piece of the lake reaches into Pittsylvania County, so the paperwork depends on your address and we handle it either way.

Setting a Unit on Ground That Falls Toward Water

Shoreline lots slope. That is the appeal and it is also the constraint, because the flat part of the property is usually where the house already sits and everything downhill of it is either deck, stair, or the walk to the dock. A generator wants a level pad, real clearance from windows and doors and any other opening, an exhaust direction that does not point into a porch, and a spot that will not be sitting in runoff after a hard rain rolls off the roof and down the grade.

So we walk the lot with a tape before we quote anything. Distance back to the meter and the panel, the route for the fuel line, where the condenser already is, whether a retaining wall or a pad extension is the honest answer for a slope, and where the sound lands. Modern air-cooled units run about as loud as a central air condenser at conversational distance, which surprises people who picture a jobsite machine.

Weather is the other half of siting here. Storms cross open water with nothing to slow them, and lake properties already get weather-hardened service equipment for exactly that reason. The same thinking applies to the generator: the enclosure and the pad and the connections all live outdoors through wind coming off five hundred miles of shoreline, and the mounting should reflect it. We also think about the weekly exercise cycle, since a unit set under a bedroom window runs a few minutes every week for as long as you own it.

Propane, and the Service a Seasonal House Really Gets

Fuel out here is mostly propane. Natural gas at the street is uncommon on the shoreline, so the conversation becomes tank size, tank placement, and how many days you want to cover. The tank generally belongs to the supplier, and we coordinate placement so the fill route, the pad, and the required clearances all work with each other rather than getting discovered in conflict after the concrete is down. A gauge you can read remotely is worth having when the house is three hours from where you live.

A standby generator needs an annual service: oil and filter, air filter, plugs, a battery load test, and a transfer switch test under actual load. That last item is the one nobody does and the one that determines whether the machine works during the outage it was bought for. Batteries in particular do not care that the house was empty; they age on a calendar, and a dead battery is the single most common reason a generator sits silent while the neighborhood is dark.

Questions We Hear on the Lake

Will it start if the house is empty for a month?

That is exactly the design intent. The switch watches the utility around the clock and the unit exercises itself weekly, so it stays proven between visits. What defeats it is skipped service, especially a battery nobody has load tested.

Can it run the boat lift?

Yes, if we size the unit for it. A lift is a motor with a real starting draw at the end of a long run, so it belongs in the load calculation from the beginning rather than being discovered later.

Do I get an alert when it runs?

Current controllers report to an app, so you see the start, the run, the shutdown, and any fault from wherever you happen to be. We set up the monitoring during commissioning and walk you through reading it before we leave.

How close to the water can the pad go?

Farther back than most people assume, and the tape measure settles it rather than the phone. Manufacturer clearances, setbacks from openings, the shoreline rules that apply to your address, and where runoff travels on a sloped lot all narrow the options.

It depends which shoreline you are on. The northern water falls to Bedford County, the southern to Franklin County, and a portion of the lake reaches Pittsylvania County. We file with the right one for your address and schedule the inspection.

Backup Power Across the Shoreline

Smith Mountain Lake covers twenty-two thousand acres with more than five hundred miles of shoreline reaching into Bedford, Franklin, and Pittsylvania counties. Appalachian Power created it in 1963 by damming the Roanoke River for hydroelectric generation, and it has been a premier recreational and second-home destination ever since.
